Unique position

In many ways Fasteign has a unique position. For example, we take very few market risks because the structure of our assets is unlike that of most other enterprises. In addition, leaseholders are also owners, and that fact influences company policy. This manifests itself in variety of ways, with the most obvious example being the board’s decision to lower rents by 5% at the end of 2005 when it became clear that our earnings were considerably higher than originally expected. We believe this to be an unprecedented action.

Lease agreements

Lease agreements are for 30 years, but they are very flexible, providing for subleasing, priority leasing and priority purchase rights. There are also provisions allowing the lessor to repurchase the assets at five-year intervals if he considers that Fasteign has not performed as required. Fasteign has assets all around the country

Fasteign has assets all over the country

Another unique factor is that Fasteign has assets all over the country: in the Reykjavík area, the West Fjords and Reykjanes, as well as in North, South, East and West Iceland. We hold assets from large local authorities and interesting assets from smaller councils. We work with everyone, regardless of their location.
